I believe that any size of project can benefit from a Project Manager, and especially larger or more complex projects. In order to be successful, I believe a Project Manager needs to have a solid understanding of every aspect of the construction project
Keep in mind that a Project Manager doesn’t perform any construction work directly. Instead, they manage the General Contractor, who along with their subcontractors, is focused on the actual building. To explain what a Project Manager does, here’s a quick outline of their key roles.
Clearly defines the goals and the scope of the project.
Creates a thorough and all-encompassing budget.
Leads the team at all levels, and reports to the client.
Sources and secures all required permits and specialists.
Determines milestones and completion expectations.
Assembles the right team to complete the project.
Manages resources, budget, time frame, and trades.

PM vs. GC
A Project Manager plays a critical role within your construction project that is similar to a General Contractor (GC). However, a Project Manager takes charge of a larger scope of responsibilities and goals.
Your Project Manager manages everyone involved in the project, from the highest level. This includes the client, architects, designers, engineers, General Contractor, and subcontractors.
Smaller or less complex projects may only require a General Contractor on site. They will act as your main point of contact on the project while managing all aspects of the build, including construction itself.
However, on larger or more complex projects, the General Contractor may have too many tasks to successfully coordinate and execute. A Project Manager will share the workload with the GC, and assume responsibility of the high-level management of the project.
Key Role
A successful construction project requires a team of trades and contractors who are best-suited for your specific build. The best way to recruit this team is through an experienced Project Manager who has a thorough knowledge of the local construction landscape.
Island Efficient Homes has established relationships with trusted local trades, and can find the best team for your project.
Typically this process includes putting out a Request for Proposal (RFP) to a short-list of firms we've chosen based on the expertise and credentials required for your project. Once the RFPs have been returned we will review and summarize them, and then provide our recommendations on who to hire. Depending on the scope of the project, we may interview select firms to ask further questions before making a final decision.
With the right people in place, your Project Manager will focus on overseeing the entire project while letting the trades do what they do best.
