As your General Contractor, Island Efficient Homes can handle any and all aspects of your building project, from initial design and hiring through to the finished landscaping.

When working in a General Contractor role, our main goal is to ensure that the actual physical construction, whether as a whole or a part of your project, is completed as planned and on time.

Homeowners hire Island Efficient Homes as their General Contractor to expertly guide construction project, and help them the avoid costly mistakes that come from inexperience.

We understand what to look out for, how to navigate the entire construction process, and how to avoid surprises and escalating costs.

To meet our goals of a successful build, our role includes managing nearly every aspect of your construction project from beginning to end. During the construction phase, we're there to provide day-to-day direction as well as complete the physical work along with our subcontractors.

The scope of our work as General Contractor may include:

  • Initial design
  • Blueprint drafting
  • Obtaining all necessary permits
  • Construction of your project from the ground up
  • Land clearing and excavation
  • Hiring and scheduling of all specialized sub trades/contractors (electricians, plumbers, etc.)
  • Sourcing building materials
  • Dealing with the inspection process for the local municipalities
  • Dealing with any and all required geo-technical or structural engineers
  • Managing new home warranties and insurance
  • Final landscaping

We’re able to manage all or only a portion of your project. For example, if you wish to handle the initial design/blueprint phase yourself, or perhaps the finishing/landscaping phase, that's not a problem! We're happy to work with your designers and landscape architects to make your project a reality.

ICF construction

Island Efficient Homes is known for our commitment to building with insulated concrete forms, or ICF. Homes built with the ICF method are extremely energy-efficient, comfortable, and last significantly longer than even the most well-built lumber-framed buildings.

Quality materials & methods

We’ve seen new homes begin deteriorating within a year or two of being built due to poor materials and inadequate craftsmanship. At Island Efficient Homes we only source high-quality materials in our construction, and prefer the ICF approach that minimizes lumber dependency.

Case Study

How we helped one client turn their vision into reality

We recently completed a project with a client who designed their own home and drew their own blueprints. It was a hexagon-shaped house with a focus on low maintenance, built using the ICF method we're known for. The home featured polished concrete floors, minimal exterior wood, HardiePlank siding, and a metal roof and fascia.

Among other challenges, the shape of the house required special engineering considerations which we navigated for the client. During the building phase, we needed to craft custom on-site made corners for the insulated concrete forms. The client was very pleased with the end result, and has a unique house that exceeded even his own well-researched expectations.

How does a General Contractor differ from a Project Manager?

General Contractors and Project Managers fulfill similar roles. On smaller or less complex projects, a General Contractor generally fulfills the roles that a Project Manager would.

If there’s a Project Manager on the team, there will also be a General Contractor who is leading the actual construction process. However, the presence of a General Contractor doesn't always mean there’s also a Project Manager.

That's why you’ll often find a Project Manager and General Contractor on large or particularly complex projects where there is more to manage. The Project Manager shoulders some of the load by splitting up the tasks, allowing the General Contractor to focus on the construction phases of the project.

In projects where only a General Contractor is present, they will act as the primary contact with the client. Whereas if a Project Manager is on board, the General Contractor will report to the PM, and the PM will report to the client.

Depending on the scale and complexity of your project, Island Efficient Homes is available to act as either your General Contractor or in a higher level Project Manager role.
